The concrete slab on top is called the Chimney Crown. It has a lot of cracks and causing water to find its way in. With the freeze-thaw in time it gets much worse. This needs to be replaced and some courses of brick need to be re pointed.

The damage had to be torn down. We put new lead flashing.

Had to replace a couple of Flues. Now we build back up.

Forming a new Crown. 1/4" x 1/4" drip edge is installed in the frame. The rubber flashing is your Bond Break. The insulation around the flue is very important not to allow the cement to touch the flues. The flues heat up faster then the concrete. That's what causes the Crown to crack.

Rebar is set in the concrete for reinforcement.

The Crown is pitched so rain runs off.  1/4" Silicone around the Flues
